The project site is situated within a downtown/urban area, presenting specific challenges and constraints. These included tight lot lines, limited space for laydown and preparation areas, and potentially restricted access. Overcoming these site constraints required careful planning and innovative solutions to optimize the use of available space.

Being just a half-block away from the project site, GDK Construction enjoyed enhanced accessibility and oversight, enabling prompt decision-making and effective project management. The project incorporated architectural and design elements that pay homage to the original Brouwer Furniture Building, which previously occupied the same location. By integrating architectural elements that honor the building’s history and addressing the unique site constraints of a downtown/urban location, the project created a distinctive and harmonious environment that blends the past with the present.
